The inclusion of our proprietary Quintessencia luxury branding on our resort projects drives higher pricing, sales absorption and sale velocity, and profitability. The accretive value provided by luxury branding typically ranges from 25%-35% over non-branded inventory. The integration of branded on balance sheet hotel inventory with branded resort real estate sold but retained within the rental pool provides multiple value enhancement benefits.
We utilize a proprietary sales and marketing platform of leading resources in marketing and fulfillment, PR and project communications focused on “Launch Sales”. Launch marketing and sales (versus traditional “tempo” sales) is the consolidation of demand in order to achieve hyper-absorption within a market in a short period of time resulting in speed of absorption, premium pricing, and maximum customer experience for resort real estate sales. It is typical for a launched project to be a price and value leader selling more than 75% of the inventory and often 100% full sell out.
All of our apartment and villa properties sold to third parties are required to be included in our rental pool programs. Due to the operating performance of our resorts, and the mix between on-balance sheet room inventory retained and resort homes sold, we are able to offer guaranteed annual rental income returns to our resort home buyers. These guarantees enhance our sales velocity and absorption and clearly separate our resort's and home sales from all others. Effectively, buyers can purchase an investment property with personal vacation use with their rental returns covering all costs.
