Quintessencia Capital finance and develop properties for our own account and in joint venture with our property partners as their trusted resort funding and development partner.
Minimum equity investments are not less than $5 million with a typical equity threshold between $15 million to $25 million. Our senior secured construction finance can represent up to 80% of the capital stack depending on a resort's real estate sales program.
All resorts must include real estate for sale to aid liquidity in addition to its on-balance sheet room inventory.
Quintessencia Capital must provide both the equity and debt for the financing of the total development cost for any resort so that we can manage cash flow throughout the construction and real estate sales of the project. Debt is provided on a senior secured, non-recourse basis.
Capitalization would usually be by way of a new joint venture company formed in the local jurisdiction. Quintessencia Capital would hold the controlling interest. All local partners are required to maintain an equity position to support local jurisdictional approvals, key local relationships, with a shared commonality of interest for results and returns.
As part of our capital commitment we provide and fulfill the role of master developer for all projects given our obligations as General Partner of the Fund, to ensure the appropriate execution and deployment of our capital.
Quintessencia Capital will direct and control the sales and marketing strategy and execution for all real estate unit sales since this is the primary fund inflow to repay our construction debt. We utilize a proprietary sales and marketing platform of leading resources in marketing and fulfillment, PR and project communications.
We direct and appoint our operator since service standards and operating profitability has a direct impact on re-sales values, establishing market confidence to position the project, as well as the enterprise value of the Resort.
